The ownership of Lower Makefield Corporate Center is pleased to announce the ground breaking for their fourth Class A office building on the South Campus of Lower Makefield Corporate Center, Bucks County, Pennsylvania.

790 Township Line Road, a 106,000 square foot, 3 story Class A office building, on Lower Makefield Corporate Center's South Campus, will be the owner's newest facility, and will break ground this July. Construction will follow, and the first tenants are scheduled to occupy in spring, 2006. This is the fourth building to be developed on the South Campus of Lower Makefield Corporate Center. According to James A. Kinzig of Aegis Property Group, who handles leasing for the project, "Lower Makefield Corporate Center continues to have significant momentum from the first phases of the project". He notes, "The tenancy in this office complex is a mix of financial service, pharmaceutical, technology, insurance and other professional firms, who are drawn to the area by a combination of the excellent housing and workforce nearby, and its strategic location and visibility.".

Lower Makefield Corporate Center contains over 460,000 square feet of Class A office space, located on two Campuses. The North Campus is located immediately adjacent to the Newtown-Yardley exit of I-95, and includes 180,000 additional square feet of Class A office, as well as a Hampton Inn & Suites Hotel on site. Located _ mile south on Township Line Road, the South Campus of Lower Makefield Corporate Center enjoys excellent access and visibility from Interstate 95. The South Campus includes approvals for one addition three-story office building of over 87,000 square feet for future development.

According to Stephen Spaeder, Executive Vice President in charge of this development for BPG Properties, Ltd., "The corporate users have responded extremely well to both the location and the environment we are creating. We are very optimistic that the current momentum will continue, and this newest construction is evidence of that".
